Kingsmill, Williamsburg

HOA-Approved Clopay Canyon Ridge — Kingsmill, Williamsburg

The situation

"Our 25-year-old aluminum door was badly warped and fading. Kingsmill ARB has strict rules — we'd been told the approval process could take months."

Our diagnosis

A 16'×8' double opening with a south-facing exposure (hence the fading). HOA-approved alternatives include Clopay Coachman, Amarr Classica, and Clopay Canyon Ridge faux-wood.

What we did

We supplied the ARB with spec sheets for three approved styles. Family chose the Clopay Canyon Ridge in faux-cherry with clear top glass. ARB approved on first submission. Installed 4 weeks later with a LiftMaster 8550W Wi-Fi belt-drive opener, new nylon rollers, and sealed bottom weather seal.

Time on site

Full install 4.5 hours.

Final price

$3,880 complete including opener and haul-away.

Why a new-door install is more about the prep than the door

A well-installed door lasts 25+ years. A poorly-installed door — even an expensive one — will have tracking issues, cable problems, and weatherstripping failures within 5. The difference is almost entirely in the prep: measuring the opening square within ¼", verifying the header is thick enough for the opener bracket and reinforcing it if not, leveling and squaring the vertical tracks to the floor rather than the opening, and setting torsion-spring tension precisely to the door's measured weight (not the spec sheet). Every door we install goes through this checklist before we leave, and that's why we rarely get callbacks on new installs.

Signs a homeowner can watch for

  • Door panels are rusted, dented, or warped beyond reasonable repair.
  • You're planning to sell in 1–3 years — a new door is one of the highest-ROI exterior upgrades in residential real estate.
  • Your current door is uninsulated and your garage is attached to conditioned living space.
  • Panels are more than 20 years old and replacement sections are no longer manufactured.

Questions we hear after jobs like this

How long does a new-door installation take?

Most residential installs are done in 3–4 hours: old door out, new door in, opener reconnected, springs tensioned, safety tested, haul-away complete.

What brands do you install?

Primarily Clopay, Amarr, C.H.I., and Wayne Dalton. If you have a specific brand in mind, we can source it.

Does an insulated door really save energy?

On an attached garage connected to conditioned space, yes — noticeably. On a detached garage, the real benefit is temperature stability (your car doesn't bake in summer) and quieter operation.
